The construction and the real estate industry is well aware of the environmental risks brought upon by climate change. Leadership in Energy and Environmental Design (LEED) is a green building certification program developed by the U.S. Green Building Council. To be LEED-certified, a building must pass a rating system that will assess the design, construction, operation, and maintenance of green buildings, homes, and neighborhoods. The main objective of this is to motivate property owners and operators to be more environmentally responsible in constructing and managing their properties. 


In the Philippines, more than 300 buildings are implementing LEED guidelines. Half of this number are LEED Certified buildings. Some of these properties are gaining attention not just locally but internationally because getting the certification takes time and effort. The more points awarded the higher the level of certification achieved from Certified, Silver, Gold, to Platinum. Commercial and residential type properties can apply for the certification. From design and construction, operations and maintenance, tenant fit-out, and significant retrofit, all of these factors can be considered in the point system to score green building design and construction.


Good news for brokers and property owners, LEED doesn’t only benefit our environment, it also positions the LEED-certified property to the premium side.
